02 · Acceptance

By using Ogarom you accept these terms.

These Terms of Service govern your access to and use of the Ogarom platform —website, mobile apps and related services—, operated by CloserBroker LLC (see the previous section).

Important — by creating an account or using the platform, you confirm that you have read and accepted these terms. If you do not agree, do not use Ogarom.

03 · Description of the service

What Ogarom is and what it is not.

Ogarom is a platform that connects buyers and renters with real estate agencies and agents. Ogarom acts solely as a technical intermediary that puts users in contact and is a third party unrelated to the relationship and transactions established between the user and the agency.

Ogarom is

An intermediary that makes discovering real estate listings easier.
A directory of real estate agencies and agents.
A mortgage simulation tool and a bridge to financial partners.

Ogarom is NOT

A real estate agency — we represent neither buyers nor sellers.
A financial institution — loans are granted by our banking partners.
A notary or legal advisor — for those services, consult a professional.

04 · User accounts

Registration, credentials and responsibility.

Some features —such as saving favorites or creating alerts— require an account. When you create one, you declare that you are of legal age and you agree to provide accurate information and keep it up to date. You are responsible for the confidentiality of your credentials and for the activity carried out from your account. We may suspend or cancel accounts that breach these terms or applicable law.

05 · Acceptable use

What you may and may not do.

You agree not to use Ogarom to:

Publish false, misleading or fraudulent information about properties.
Impersonate another person or entity.
Collect data from other users without their consent (scraping, spam).
Interfere with the normal operation of the site or attempt to access restricted areas.
Use the platform for illegal activities or activities contrary to public morals.

06 · Listed properties

Accuracy and availability of listings.

The information about properties published on Ogarom comes from the agencies and agents that list them. We make a reasonable effort to verify its accuracy, but we do not guarantee the accuracy, availability or validity of each listing, nor do we endorse or supervise its content.

Any real estate transaction —viewings, offers, contracts, deed signing— takes place directly between the user and the relevant agent or agency. Ogarom is not a party to that transaction and is not liable for it.

07 · Agents and agencies

Verification and third-party responsibility.

The agencies and agents that appear on Ogarom are independent professionals. We may display verification information or scores based on public sources (for example, Google reviews) for informational purposes, but they do not constitute a recommendation or a guarantee. Ogarom does not employ the agents and is not liable for their acts, omissions or services.

08 · Intellectual property

Brand, content and licenses.

All rights to the brand, logo, design, code, text and editorial content that is proper to Ogarom belong to CloserBroker LLC or its licensors.

The listings, text and photographs of the properties belong to the agencies, agents or owners that publish them, and are shown on Ogarom under their responsibility. The content you publish or submit (photos, descriptions, messages) remains yours, but you grant us a non-exclusive, worldwide and royalty-free license to display it within the platform.

09 · Limitation of liability

How far our liability extends.

Ogarom is provided “as is” and “as available”, without warranties of any kind, express or implied. As a technical intermediary, Ogarom is not liable for the transactions, negotiations, contracts, disputes or damages that arise between users and agencies or agents, nor for the content of the listings. To the maximum extent permitted by applicable law, Ogarom shall not be liable for indirect, incidental or consequential damages arising from the use of the portal.

Nothing in these terms limits or excludes the rights that the mandatory consumer protection legislation of your country grants you.

10 · Indemnification

What happens if your use causes harm.

You agree to hold CloserBroker LLC harmless against third-party claims arising from your misuse of the portal or your breach of these terms, to the extent permitted by applicable law.

11 · Dispute resolution

How disagreements are resolved.

Before starting any action, we ask you to write to us at legal@ogarom.com to try to resolve the disagreement in good faith. If no solution is reached, the dispute will be submitted to the competent courts under the governing law described in the next section, without prejudice to the forums that the mandatory consumer protection legislation of your country makes available to you.

12 · Modifications

When and how we change the terms.

We may modify these terms to reflect legal or service changes. When the change is significant, we will update the “last updated” date and, where appropriate, we will notify you. If you do not agree with the new terms, you must stop using the platform; continued use implies acceptance.

13 · Governing law

Which law these terms are interpreted under.

These terms are governed by the laws of the State of Wyoming (United States), the place of incorporation of CloserBroker LLC.

However, this choice of law does not deprive you of the protection granted by the mandatory consumer protection and data protection provisions in force in your country of residence (for example, Mexico or Colombia). As a consumer, you keep those rights in all cases —rights that cannot be waived— and you may turn to the competent authorities and courts of your country.
